Tenant improvements (TIs) refer to customized alterations made to a commercial space to meet the specific needs of a tenant.

This includes interior build-outs, layout changes, new walls, flooring, lighting, HVAC, plumbing, and finishes

—whether for office, retail, medical, or industrial use.

 

2. Do you work with landlords, tenants, or both?
Both. We partner with property owners, property managers, and tenants to deliver

tailored build-outs that align with lease agreements, occupancy timelines, and brand standards.

We also assist with landlord “white box” or “vanilla shell” preparations.

 

3. What types of commercial spaces do you specialize in?
We have experience across a wide range of commercial environments, including:

5. How long does a typical TI project take?
Project timelines vary based on scope and complexity:
- Small office refresh: 2–4 weeks  
- Full retail build-out: 6–10 weeks  
- Medical or restaurant TI: 10–16+ weeks  
We provide a detailed schedule during preconstruction and maintain clear communication throughout.

 

6. Do you work on occupied spaces or after-hours?
Yes. We’re experienced in working within active buildings and can schedule work during off-hours or weekends to minimize disruption to tenants, customers, or staff.

 

7. What is your approach to budgeting and cost control?
We provide transparent, itemized estimates and offer value engineering options to help clients stay within budget.

Our project managers monitor costs closely and communicate any changes or unforeseen conditions before proceeding.

 

8. Are you licensed and insured for commercial work?
Absolutely. TC Construction is fully licensed, bonded, and insured for commercial general contracting in California.

We meet all insurance and bonding requirements for private and public commercial projects.

 

9. Can you coordinate with property managers or leasing agents?
Yes. We regularly collaborate with property managers, brokers,

and leasing agents to ensure TI scopes align with lease terms, delivery conditions, and tenant expectations.

We also assist with punch lists and closeout documentation.

 

10. How do I get started with a commercial TI project?
